You don't have to be a transplant from Laguna Beach—though you do probably have to be pretty well-off—to live in this spread above the Sunset Strip that one of the stars of The Hills called home for nearly three years.

The 3,000-square-foot house is on the market for $2.25 million and, so long as its current home didn't leave the windows dirty while staring at the blank page before her, it sounds like a sweet place!

Lauren Conrad is so over this place.

The central Hills dweller bought the house for $2.36 million in 2008, meaning she has listed the property at a loss. But what a property!

Built in 1922, the Spanish-style abode has three bedrooms and 2.5 bathrooms. While there's a custom kitchen with high-end appliances, the renovated residence retains its original moldings and Spanish floor tiles, while hardwood floors and intricate wrought-iron work also jibe with the vintage architecture.

There's a one-bedroom guest house on the lushly landscaped grounds, along with a lap pool, a fireplace and an outdoor entertaining area big enough for all your frenemies.

And, like its soon-to-be former owner, the property is very photogenic: Conrad had a 10-camera security system installed.
