Reese Witherspoon is reconnecting with her Southern roots!

The Oscar winner and husband Jim Toth are the proud new owners of a quaint Southern-style home in Nashville. Built in the 1930s, the four-bedroom home sold to the power couple for a cool $1.95 million. The 3,855 square foot home is situated on six and a half acres, and also features a guest house and a swimming pool.

"It's one of those historic houses," listing agent Hal Rosson, of Freeman Webb Company Realtors, tells E! News exclusively. "Creek runs down to the front of it with white ducks; it's just a wonderful setting."

And while the charming Southern home has a certain picturesque charm, it's far from picture perfect. The historic home is a classic fixer-upper, but, according to Rosson, that' wasn't an issue for Witherspoon. Rosson explained that the deed restrictions state the home cannot be demolished, meaning the Reese and Jim will probably have their hands full with home renovation.

And while the house itself may need a little TLC, the location can't be beat. "It's a really great street in Nashville," Rosson says. "[The] Governor's residence is right around the corner."

Really, we're not surprised the duo splurged on the historic digs—Reese grew up in Nashville, and the couple's son is named Tennessee.
